Health & Safety Risk Assessments

Our General Health & Safety Risk Assessment involves a process of identifying hazards, evaluating risks and suggesting potential ways to control or eliminate those hazards during daily tasks and activities. This also involves applying control measures to make sure your people and any visitors to your site are safe. Ultimately, you have to decide what might cause harm to people and take reasonable steps to prevent that harm.

If you employ over five people, you must keep a written record of all of your assessments. If you don’t, you could face a fine or even prosecution.

The assessment covers many aspects and will look at your compliancy on areas such as Water Hygiene, Asbestos, Electrical Installation, COSHH, Control of Contractors and many other areas including working at heights and safety of any roofs. Our General Health & Safety Risk Assessment will provide you with a comprehensive health check and action plan.

We offer this service at a wide range of multi-tenanted commercial property types, including Offices, Shopping Centres, Retail and Industrial parks, and mixed use Leisure developments. These can be especially useful where the site does not have permanent staff based on site.

Our inspection criteria encompasses a range of key areas, including the following:

General Health & Safety:

  • Trip/slip/fall hazards
  • Obstructed escape routes
  • Water leaks/damp
  • Breaches of security
  • Faulty lift alarm systems
  • Collision hazards
  • Risk of falling objects
  • Damaged/missing safety or warning signage
  • Observed faulty plant/equipment & machine guarding
  • Electrical hazards

Fire Safety:

  • Accumulations of combustible materials and substances
  • Missing/damaged/incomplete Fire Action Notices above fire alarm call points
  • Discharged/damaged/out of service fire extinguishers
  • Missing/damaged fire exit signage

Housekeeping/Maintenance:

  • Inappropriate storage or stacking (i.e. along an escape route)
  • Common lighting failures
  • Observed damage/deterioration to building
  • Graffiti/vandalism
  • Accumulations or litter/debris
  • Overgrown landscaping: large build ups of moss or leaves on pathways

Formal, electronic reports documenting the issues observed during all inspections are submitted to the Health And Safety Advisory Database – HASAD. All reports are produced in a simple, easy to understand format, and a direct line to one of our account managers is provided should you wish to discuss any of the findings.

Any hazards identified during an inspection that are deemed to be of a serious nature are reported to you directly from site on the day of the inspection (e.g. blocked escape routes, security breaches, large build-ups of combustibles, exposed live electrics).

Frequently Asked Questions

We've answered the common questions we get asked about this service

Do I need a General H&S Assessment?

If you own, manage or operate a building or business, you will need to comply with health and safety legislation. The main law is the management of Health and Safety at Work Regulations 1999 which applies to virtually all non-domestic buildings. It is your responsibility to make sure the workplace meets the required standards.

Can I do it myself?

You don’t have to utilise an outscourced company to complete the assessment, but if you want to manage it yourself you will need to have suitably qualified staff.

Which areas do you cover?

We are based in the West Midlands but our assessors work nationwide. The majority of our work is in London and Birmingham, however we look after our clients’ properties all over the UK, including the Channel Islands and Northern Ireland.

How much does it cost?

Dependent on the size and location of the building, surveys can start from just £200, and we pride ourselves on there being no hidden costs to our prices. We also provide an after-care service to all of our clients, offering ongoing advice and meetings where necessary.

How often should I review my General H&S Assessment?

There are a few factors that determine how often you should conduct an assessment, but we recommend that it’s reviewed annually.

Our Process

Assess

To assist in your understanding of health and safety requirements, we will identify hazards on site and, for each one, we will determine how well we believe you are currently complying with health and safety standards through observation, evaluation of documentation and discussion.

Validate

For quality assurance, RM has a two stage validation process for each and every audit that is published. First the report is verified by the assessor that carried out the assessment, and secondly the respective Department Head reviews and validates the report before publishing to the client.

Report

To help you to actively manage your risks, RM publishes all of its assessment reports to the Health And Safety Advisory Database (HASAD) where, amongst other things, you will be able to view and download static and dynamic PDF reports. In addition, you can view and search risks according to the categorisation of Intolerable, Substantial and Moderate, or Monitor & Review with Traffic Light methodology.
